These Terms and Conditions set out the rules for using our website, services and property platform. By accessing or using RightPlace.ie, creating an account, browsing property listings, contacting advertisers, or uploading a property advertisement, you agree to these Terms.
If you do not agree with these Terms, you should not use RightPlace.ie.
1. About RightPlace.ie
RightPlace.ie is an online property platform that allows users to search for property listings and allows approved users, estate agents, landlords, developers and other property advertisers to publish property-related advertisements.
In these Terms:
- "RightPlace.ie", "we", "us" or "our" means the operator of RightPlace.ie.
- "Website" or "Site" means RightPlace.ie and any related pages, tools, features or services.
- "User", "you" or "your" means anyone who accesses or uses the Website.
- "Advertiser" means any person, company, estate agent, landlord, developer or business that creates or manages property listings on the Website.
- "Listing" means any property advertisement, including text, images, videos, pricing, descriptions, contact details, maps, floorplans or other uploaded information.

2. Use of the Website
You may use RightPlace.ie to browse property listings, contact advertisers, save searches, create alerts, manage an account, and use any other services we make available from time to time.
You agree to use the Website only for lawful purposes and in a way that does not damage, overload, disrupt or interfere with the Website, our systems, other users, advertisers, or any third party.
You must not use RightPlace.ie to:
- upload false, misleading, fraudulent or unlawful content;
- impersonate another person, company or estate agent;
- interfere with the security or operation of the Website;
- scrape, copy, harvest or extract data without our written permission;
- send spam, unsolicited messages or automated enquiries;
- upload viruses, malicious code or harmful files;
- breach the rights of any third party;
- publish discriminatory, offensive, defamatory or illegal content;
- advertise a property you do not have permission to advertise;
- use the Website to promote competing services without our permission.
We may restrict, suspend or terminate access to the Website if we believe these Terms have been breached.
3. Accounts and Registration
Some features of RightPlace.ie may require you to create an account.
When registering, you agree to provide accurate, current and complete information. You are responsible for keeping your login details secure and for all activity that takes place under your account.
You must not:
- create an account using false details;
- use another person's email address without permission;
- share your login details with unauthorised users;
- create multiple accounts to avoid restrictions or fees;
- register using a name that misleads users about your identity or relationship with RightPlace.ie.
If you believe your account has been accessed without permission, you should contact us immediately. We may deactivate or suspend accounts that are inactive, misleading, misused, compromised, or in breach of these Terms.
4. Estate Agent and Advertiser Accounts
Estate agents, property companies and commercial advertisers may be required to create a business account before listing properties.
Where a company account is created, the company is responsible for all listings, users, employees and representatives added to that account. If your account allows multiple staff members to upload or manage listings, you are responsible for ensuring that those staff members are authorised, trained and acting in accordance with these Terms.
We may request verification details from advertisers, including company details, business address, proof of authority, licence details, billing details or other information reasonably required to protect users and maintain trust on the Website.
We reserve the right to refuse, suspend or remove advertiser access where we believe an account is inaccurate, misleading, unauthorised, abusive, fraudulent or in breach of these Terms.
5. Property Listings
Advertisers are fully responsible for the accuracy, legality and completeness of all property listings they upload to RightPlace.ie. Each listing must be accurate, up to date and must not mislead users.
Advertisers must ensure that:
- they have permission to advertise the property;
- property details are correct;
- prices, rents, fees and charges are clearly stated where required;
- photographs, videos and floorplans are accurate and relevant;
- BER information is included where legally required;
- the property location is not deliberately misleading;
- availability status is kept up to date;
- listings comply with Irish law, advertising standards and equality legislation.
We do not guarantee that any listing is accurate, available, suitable, lawful, safe, or free from errors. Users should carry out their own checks before making decisions based on any listing. We may remove, edit, reject, suspend or limit any listing at our discretion.
6. User Content
You may be able to submit content to the Website, including listings, images, descriptions, messages, reviews, enquiries or other information.
By uploading or submitting content to RightPlace.ie, you confirm that you own the content or have permission to use it; the content is accurate and lawful; it does not infringe any copyright, trademark, privacy or other third-party rights; and it does not contain anything defamatory, discriminatory, offensive, illegal or misleading.
You retain ownership of your content, but you grant RightPlace.ie a licence to use, display, reproduce, store, edit, resize, format, distribute and promote that content as needed to operate, market and improve the Website.
7. Prohibited Listings and Content
You must not upload or publish content that:
- is false, misleading or deceptive;
- advertises a property without permission;
- breaches housing, planning, consumer, equality or advertising laws;
- contains discriminatory language or preferences;
- includes offensive, abusive, threatening or defamatory material;
- infringes copyright, trademarks or other intellectual property rights;
- contains malware, tracking scripts or harmful code;
- includes personal data that should not be published;
- promotes illegal activity;
- attempts to redirect users away from RightPlace.ie in a misleading or abusive way.
We may remove or restrict content without notice where we believe it breaches these Terms or may expose users, advertisers or RightPlace.ie to risk.
8. Enquiries and User Interactions
RightPlace.ie may allow users to contact advertisers through enquiry forms, phone links, email links or other tools. We are not a party to any transaction, viewing, negotiation, rental agreement, sale agreement or other arrangement between users and advertisers.
Users and advertisers are responsible for their own communications, checks, decisions and agreements. We do not guarantee that an advertiser will respond, that a property is still available or suitable, that a viewing/sale/rental will proceed, or that any user or advertiser is who they claim to be.
You should take reasonable care when dealing with other users, arranging viewings, making payments, sharing personal information, or entering into property-related agreements.
9. Payments, Plans and Advertising Fees
Some services on RightPlace.ie may be free, while others may require payment. Advertising fees, subscription plans, featured listing fees, promotional placements and other paid services will be shown on the Website or agreed directly with us.
Unless stated otherwise: fees are payable in advance; paid advertising runs for the period stated at the time of purchase; prices may change from time to time; we may refuse or remove paid advertisements that breach these Terms; and payment of a fee does not guarantee enquiries, views, leads, sales, lettings or any commercial result.
Advertisers are responsible for ensuring their billing details are correct. Where VAT applies, it will be charged in accordance with Irish tax rules.
10. Cancellations and Refunds
Refunds are not automatically provided once an advertisement, subscription, upgrade or promotional service has started.
We may consider refunds at our discretion where a payment was taken in error, a duplicate payment was made, a paid service was not provided due to a fault on our side, or we are legally required to provide a refund.
We will not usually provide a refund where an advertiser changes their mind, a property sells or lets sooner than expected, a listing receives fewer enquiries than expected, a listing is removed for breaching these Terms, the advertiser provided incorrect information, or the service was not used during the paid period. Nothing in these Terms affects your legal rights under applicable consumer law.
11. Fair Usage
We may apply fair usage rules to protect the Website, users and advertisers. This may include limits on the number of listings, account users, enquiry volumes, saved searches, automated activity, API or data access, promotional placements and support requests.
Where we believe usage is excessive, abusive, automated, harmful or outside the intended purpose of the service, we may limit, suspend or charge for additional usage.
12. Moderation, Reporting and Illegal Content
We may review, moderate, remove, restrict or disable access to content where we believe it may be unlawful, harmful, misleading, discriminatory, fraudulent, offensive, or in breach of these Terms. We may use a combination of manual review, automated checks, keyword filters, user reports and advertiser verification processes.
Users may report content they believe is illegal, misleading, discriminatory, fraudulent or otherwise in breach of these Terms by contacting us at report@rightplace.ie. Please include the URL or reference, the reason for the report, any supporting information, and your contact details where appropriate.
We will review reports in a reasonable timeframe and may take action where appropriate, including removing content, restricting visibility, contacting the advertiser, suspending an account, or taking no action where we do not believe the report is valid.
13. Verification and Fraud Prevention
We may take steps to verify users, advertisers, listings, payment details or business information, including requesting documents, checking company details, reviewing listing activity, confirming contact details, or using third-party verification providers.
We do not guarantee that verification will identify all risks, fraud, errors or unlawful activity. You must not attempt to bypass our verification, trust or safety systems.
14. Intellectual Property
RightPlace.ie, including its design, branding, logo, layout, software, database structure, text, graphics, features and original content, is owned by us or licensed to us.
You may use the Website for normal browsing, searching, advertising and account management only. You must not copy, reproduce, modify, distribute, sell, scrape, frame, reverse engineer, or commercially exploit any part of the Website without our written permission. Property listing content uploaded by advertisers remains the responsibility of the advertiser, but we may display and use it as described in these Terms.
15. Data Scraping and Automated Access
You must not use bots, crawlers, scrapers, automated tools, browser extensions, scripts, data mining tools or similar technology to access, copy, monitor, extract or reuse content from RightPlace.ie without our written permission.
This includes using the Website to build or update another property database, price comparison service, lead generation tool, mailing list, AI training dataset or competing product. We may block, restrict or take action against accounts, IP addresses or systems involved in unauthorised automated access.
16. Third-Party Links and Services
RightPlace.ie may contain links to third-party websites, tools, maps, payment providers, estate agent websites, mortgage providers, valuation tools, BER resources or other external services.
We are not responsible for third-party websites or services — their own terms and privacy policies will apply. The inclusion of a third-party link does not mean we endorse, control or accept responsibility for that third party.
17. Availability of the Website
We aim to keep RightPlace.ie available and working properly, but we do not guarantee uninterrupted access. We may suspend, withdraw, update or change all or part of the Website without notice.
We are not liable for any loss, delay, disruption or inconvenience caused by downtime, technical issues, maintenance, errors, cyber incidents, third-party failures or events outside our reasonable control.
18. No Property Advice
RightPlace.ie is a property advertising and search platform. We do not provide legal, financial, mortgage, valuation, planning, surveying, tax, investment or property advice. Information on the Website is provided for general information only.
Users should obtain independent professional advice before buying, selling, renting, letting, financing or investing in property.
19. Limitation of Liability
To the fullest extent permitted by law, RightPlace.ie is not liable for inaccurate, incomplete or outdated listings; user or advertiser actions; property availability; failed transactions; loss of profit, revenue, opportunity, goodwill or business; indirect or consequential loss; unauthorised account access where the user failed to protect login details; third-party websites, tools or services; or decisions made based on information displayed on the Website.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so.
20. Indemnity
You agree to indemnify and hold RightPlace.ie harmless from any claims, losses, damages, liabilities, costs or expenses arising from your breach of these Terms, your misuse of the Website, content you upload or submit, listings you publish, your dealings with other users, or your breach of any law or third-party rights.
21. Privacy and Cookies
We process personal data in accordance with our Privacy and Cookie Policy, which explains what information we collect, how we use it, how long we keep it, and your rights under data protection law. You should read it before using the Website.
22. Emails and Service Communications
By creating an account or using certain services, you agree that we may send you service-related emails, including account notices, listing updates, enquiries, payment notices, security alerts and important changes to the Website or these Terms.
You may also choose to receive marketing emails. You can unsubscribe from marketing emails at any time, but you may still receive essential service communications.
23. Suspension and Termination
We may suspend, restrict or terminate your account, listings or access to the Website where we believe you have breached these Terms; your content is unlawful, misleading or harmful; your account is being misused; your listings are inaccurate or unauthorised; your activity creates risk; we are required to do so by law; or continued access may damage the Website, our reputation or other users.
Where appropriate, we may provide reasons for our decision and information about any appeal or review process. You may stop using the Website at any time. If you wish to close your account, contact us at support@rightplace.ie.
24. Changes to These Terms
We may update these Terms from time to time. Where changes are significant, we may notify registered users by email or by displaying a notice on the Website. Your continued use of RightPlace.ie after updated Terms become effective means you accept the updated Terms. If you do not agree with the updated Terms, you should stop using the Website.
25. Assignment
We may transfer our rights and obligations under these Terms to another organisation, including in connection with a business sale, merger, restructuring or transfer of the Website. You may not transfer your rights or obligations under these Terms without our written permission.
26. Severability
